Average Rent in NZ 2026: What Kiwis Pay by City

What's the average rent in New Zealand in 2026? Median weekly rent by city and bedroom count, Auckland, Wellington, Christchurch and more, plus how much of your income rent should really take.

The short version
  • The national median for a two-bedroom property sits around $560–$580/week as of mid-2026.
  • The traditional guideline is no more than 30% of your gross income.
  • When rent is the biggest bill, the dangerous week is the one where rent day lands before payday.

Kia ora. Rent is the single biggest line in most Kiwi budgets, so "is what I'm paying normal?" is a fair question. Here's what the average New Zealander pays in 2026, by city, and how to tell if your rent is eating too much of your pay.

Work out your own number: the rent affordability calculator shows what share of your take-home pay your rent takes, and what's left each week.

Average weekly rent in NZ (2026)

The national median for a two-bedroom property sits around $560–$580/week as of mid-2026. But the national number hides huge regional gaps, where you live matters far more than the average.

City2-bed median (approx)3-bed house (approx)
Auckland$680/week$700–$760/week
Wellington$620/week$620–$680/week
Christchurch$500/week$500–$560/week
Hamilton$470/week$520–$580/week
Tauranga$580–$630/week,
Dunedin$420/week$450–$510/week
Queenstown$730+/week$750–$900+/week

Rents have stabilised, even softened slightly, since their mid-2024 peak as more supply came online, so if you're renewing, it's worth checking the current market rate rather than just accepting an increase.

How much of your income should rent be?

The traditional guideline is no more than 30% of your gross income. On $65,000 a year that's about $375 a week; for a couple on $120,000 combined, about $692.

In the main centres that's often out of reach. Plenty of Auckland and Wellington renters are at 40% or more, and in Auckland a 2-bedroom alone can sit around $550–$650 a week.

Gross or take-home? The rule was written on gross, and that's what a landlord or lender will look at. But you pay rent out of what actually lands in your account, and after PAYE, KiwiSaver and a student loan, 30% of gross can be closer to 40% of take-home. Run both: gross tells you how you'll be assessed, take-home tells you whether the week works.

The real test is what's left after rent and bills. If there's nothing for savings or emergencies, the rent is too high for the income, whatever the percentage says.

If rent is squeezing you

  • Flatting drops your per-person cost more than any other lever, a 3-bed split three ways beats a 1-bed almost everywhere.
  • Look one suburb out. Rent drops sharply just beyond the most-wanted areas.
  • Negotiate at renewal. In a softening market, landlords often prefer a good tenant staying at the same rent over a vacancy.
  • Know your worth as a tenant, see rent affordability in NZ for how to budget around it.

When rent is the biggest bill, the dangerous week is the one where rent day lands before payday. Will I have enough before payday? walks through checking that in advance.

The bottom line

Average NZ rent in 2026 is roughly $560–$580/week for a two-bedroom nationally, but ranges from ~$420 in Dunedin to $730+ in Queenstown. Compare against your city, aim to keep housing near 30% of income, and judge it by what's left over, not the headline number.
