The national median for a two-bedroom property sits around $560–$580/week as of mid-2026. But the national number hides huge regional gaps — where you live matters far more than the average.

Rents have stabilised — even softened slightly — since their mid-2024 peak as more supply came online, so if you're renewing, it's worth checking the current market rate rather than just accepting an increase.

How much of your income should rent be?

The old rule was "no more than 30% of gross income on housing." In high-cost cities that's often unrealistic — plenty of Auckland and Wellington renters are at 40%+. Use 30% as a target, but the real test is what's left after rent and bills: if there's nothing for savings or emergencies, your housing cost is too high for your income, full stop.
